Yatanar Hon Cham is a listings platform. It lets approved agencies publish properties and land for sale or rent, and lets buyers and renters find those listings and contact the agency.

YHC is not a real-estate agent or broker, does not own the properties listed, and is not a party to any agreement between you and an agency or a property owner. Any viewing, negotiation, payment or transfer happens directly between you and them.

Listings — including prices, sizes, photos, amenities, ownership and tenure details — are provided by the agencies that publish them. We review listings before they are published, but we cannot verify every detail. Map locations and land boundaries are shown for orientation and may be approximate.

Before relying on a listing, confirm the details directly with the agency and, where appropriate, inspect the property and check its documents with the relevant authorities or a professional adviser.

When you send an inquiry, it is delivered to the agency responsible for the listing together with the contact details you provide, and that agency may contact you about it. Give accurate contact details, and use inquiries only for genuine interest in a listing — not for advertising, spam or harassment.

Agent accounts are available to real-estate agencies by application. We review every application and may approve or decline it at our discretion. If you apply, the information you give must be true and complete, and you must be authorised to act for the agency you name.

You are responsible for everything done through your account. Keep your password and the Google account you sign in with secure, do not share access with people outside your agency, and tell us promptly at [privacy@your-domain] if you believe your account has been used without your permission.

Some features, such as Premium placement of an agency’s listings, are offered under a separate agreement with YHC. Those features are governed by that agreement as well as these Terms.

As an agent, you may only publish a listing if:

• you are authorised by the owner to market the property;
• the property is genuinely available on the terms you describe, and its price, size, location and features are accurate;
• you own the photos and text, or have permission to use them; and
• the listing does not break any law or anyone else’s rights.

Keep your listings up to date, and mark them sold, rented or withdrawn when they are no longer available.

You keep ownership of what you publish. You give YHC a non-exclusive, royalty-free licence to host, store, resize, display and distribute it on the Service — including on the public site and in links to it — for as long as it is published and for a reasonable period after, so the Service can run.

We may review, decline, edit for formatting, unpublish or remove any listing or content that we believe breaks these Terms or the law, or that is misleading.

As an agent using the Service, you agree to:

• deal honestly and professionally with buyers and renters;
• reply to inquiries in good faith, and not misrepresent a property, its price or your authority to sell or rent it;
• use the contact details in an inquiry only to respond to that inquiry and related follow-up — not for unrelated marketing, and never sell or pass them on;
• not discriminate against anyone on the basis of ethnicity, religion, gender, disability or any other protected characteristic; and
• comply with all laws that apply to your business, including those on property transactions, consumer protection and personal data.

Whoever you are, you must not:

• copy, scrape or harvest listings, agent details or other data from the Service by automated means without our written permission;
• try to access accounts, data or systems you are not authorised to access, or interfere with the Service’s security or operation;
• submit false applications, fake inquiries or anyone else’s details; or
• use the Service for anything unlawful, fraudulent or harmful.

We may suspend or close an agent account, or remove its listings, if we reasonably believe the account has broken these Terms, put users at risk, or exposed YHC to legal liability. Where appropriate we will tell you why, and you may contact us at [privacy@your-domain] to ask us to reconsider. You may stop using the Service at any time, and may ask us to close your account.

The Service relies on services provided by others — for example maps from Mapbox and sign-in with Google. Your use of those features is also subject to the provider’s own terms, and we are not responsible for services we do not control.

The Service itself — its software, design, logos and the Yatanar Hon Cham name — belongs to YHC or its licensors. These Terms do not give you any right to use them except to use the Service as intended.

The Service is provided “as is” and “as available”. To the fullest extent the law allows, we make no promise that it will be uninterrupted or error-free, or that listings are accurate, complete or current, and we are not responsible for the conduct of agencies, property owners, buyers or renters, or for any transaction between them.

To the fullest extent the law allows, YHC is not liable for any indirect, incidental or consequential loss, or for any loss of profit, business or data, arising from your use of the Service or from any transaction you enter into through it. Nothing in these Terms limits any liability that cannot be limited by law.

We may update these Terms as the Service changes. We will change the “last updated” date above, and where a change is significant we will let agents know through the agent portal or by email before it takes effect. Continuing to use the Service after a change means you accept the updated Terms.

These Terms are governed by the laws of the Republic of the Union of Myanmar, and its courts have jurisdiction over any dispute arising from them.
